How it is calculated
Loading = (super built-up − carpet) ÷ carpet × 100; price per carpet sq ft = total price ÷ carpet area
Common area = super built-up − carpet. Some builders quote loading as a share of super built-up instead: common area ÷ super built-up × 100. Both are shown.
Assumptions
- Carpet area is the RERA carpet area from the agreement or the RERA website; builders must state it.
- There is no fixed rule for super built-up area, so builders count it differently. Compare flats by price per sq ft of carpet area.
- The total price here is only area × rate. Parking, floor rise, club, GST, stamp duty and other charges are extra.
